When a tenant needs to terminate his lease for any number of reasons, it is important that he notify the landlord in due time. Certain basic fundamental guidelines must be followed for this legal document. Here are tips on writing a Residential Rental Lease Termination Letter.

Rental Lease Agreement Dates

When you are ending your lease early or at the agreed-upon time, it is wise to write a Residential Rental Lease Termination Letter. Check to see if your lease is month-to-month or yearly. A month-to-month lease is easier to break because it is always “at the will of either party.”

If you have a year-long lease, then the standard practice is to give notice 60 days before vacating the premises. If you do not give adequate lead time, you might lose a portion of your rental deposit. Your landlord must have plenty of time to find a new tenant.

In the upper-right corner, write the date of the termination letter. This is a legal letter that may be used in legal proceedings to determine whether you should receive your full deposit. Address the letter to your landlord (and management company if applicable.)

Clearly state the purpose of the letter. “I ______ [Your Name] do hereby give [Landlord’s Name] notice of my termination of my residential rental lease as of [Date].” Sign your name in the space above. Also make a space for your name and date. Print and sign your name; enter the date.

The next issue is the security deposit. State the amount you expect from your security deposit. Visit the manager to determine if there are any credits or debits on your account. These should be discussed before you leave.

Usually, when you move into a new apartment, you make a list of the condition of the fixtures, rugs, walls and other things. The condition in which you leave the apartment will be compared to how you found it. Do a good job cleaning, otherwise, you might lose a portion of your security deposit.
