A clause in some retail space lease agreements that entitles a tenant to a decrease in the amount of rent payments if a specified other tenant leaves the location. This is a typical type of clause found in leases for retail space in malls or shopping centers having one or more anchor tenants, or other popular businesses that bring in customers to the retail location.
